Booking Conditions
1. Please contact us in the first instance to confirm availability. If you would like to book a property we will hold it for you for 3-4 days. 2. A booking is made when the booking form is received by us with the payment then due. 3. A 30% deposit must be received with your booking form except when booking less than 8 weeks before arrival, in which case the full payment should be made with the booking form. Full payment of the rental is due by the date shown on your confirmation of booking, normally 8 weeks before the letting begins. If balance of payment is not made the booking is deemed to be cancelled and clause 13 will apply. 4. When we receive the deposit, we will send a receipt and confirm the booking. When we receive the full amount we send another receipt and directions on how to get to the property from your stated location.
Occupancy 5. The number of persons in occupation must not exceed the number stated as suitable for that property.
Period of Lettings 6. Bookings are from Saturday to Saturday. Guests are asked to arrive after 2pm and to depart by 10am on the last day. The property is prepared for the next letting between 10am-2pm on change-over day.
Equipment and Services 7. Each property does have it’s own information folder which contains details of the accommodation and operation of the appliances etc. It is your responsibility to read this. 8. Properties are let fully furnished and equipped. The kitchens have electric cooking facilities, fridge, dishwasher, adequate cooking utensils, crockery, cutlery and glasses suitable for the size of occupancy. 9. Bed-linen is provided and included in the price. Towels and cot linen if required are not. 10. The properties will be clean and in good order when the guests arrive and should be left in the same state.
| Standards 11. The condition of the property is the owner’s responsibility. We warrant that the properties were in a good condition at the start of the season and will take all reasonable steps to ensure that they remain that way. We cannot be liable for “force majeure” including events outside of our control, storm damage, flood, failure of public utility services, mechanical breakdown or previous damage by other tenants for which there has not been time to remedy. If, during your holiday, mechanical equipment breaks down we will make every effort to correct this as soon as possible.
Cancellations 12. Cancellations must be made in writing or via email. The following penalties will apply according to the date such instruction is received by us. More than 56 days – the deposit 29-56 days 50% of rental price Less than 29 days – 100% of rental price 13. We reserve the right to cancel a booking and retain the deposit if the balance of rental is not received by the due date.
Complaints 14. In the unlikely event that you experience a problem during your stay, the matter must be reported to us. If you fail to inform us of any problem during your holiday we cannot accept liability for complaints in retrospect.
Holiday Insurance 15. It is the full responsibility of the tenant to ensure adequate cover. The use of the accommodation and facilities is entirely at the user’s risk.
Acceptance of Booking Conditions 16. When you complete the booking form and return it to us together with your deposit or full payment, you will have deemed to have accepted these booking conditions without exception or reservation. Your statutory rights are not affected.
